Hi there! My name is Emily and I live in Kuala Lumpur Malaysia, home of the Petronas Twin Towers. A multi-racial country of 28 million people, Malaysia is divided into Peninsular Malaysia (at the southern tip of South-east Asia) and East Malaysia (part of Borneo Island). It has great weather, rainforests & mountains, beautiful beaches, clear blue seas and THE best food in the world.
I’ve worked in the media/content industry in the APAC region, and am passionate about music and films. As far as music goes, I like listening to soul, funk, jazz and anything on a groove tip (Jill Scott anyone??) and I’ve really enjoyed movies directed by Wim Wenders, Woody Allen, Wes Anderson and recently, Alexander Payne (Sideways) and Michel Gondry (Eternal Sunshine)
My other passions are investments and astrology. I enjoy going to property launches and making up financial plans for family and friends alike (nerd!). I think a key ingredient to creating wealth is to increase one’s financial IQ. My financial education came from attending seminars, courses, reading books and testing out with a small online share portfolio – the best way to force oneself to learn! The quest to financial freedom continues for me…
An Aquarius with Cancer rising and Taurus moon, my progress in studying astrology has unfortunately been put on hold (for now) with too many competing pastimes……….!

Hi Emily, your blogs are very interesting and it has helped me to get a better understanding on malaysian reits. By the way, is there any website that i can visit to read more on m-reits, ie how to get listed, what are the procedures, documentations required for the submission etc….

Hi Rebecca, there are not many websites that I could find but I googled “REIT listing requirements” and was able to get the following link to the Malaysian Securities Commission’s guidelines on the topic – http://www.sc.com.my/eng/html/resources/guidelines/UTs/GL_REIT.pdf…it’s 224 pages long so quite a bit of info. Also if you’re serious about going ahead, then I suppose you should seek professional advise from trustee companies like OST Trustees who have experience with some of the previous Malaysian REIT listings. hi Zarina – ROI is quite common – it means return on investment and refers to the money you make (capital appreciation plus income distribution) on your investment. Normally ROI is expressed as a percentage
ROCE – I’m not so familiar with. According to Investopedia it stands for Return on Capital Employed and is a ratio that indicates the efficiency and profitability of a company’s capital investments. The ROCE calculation is EBIT (earnings before interest and tax) divided by {total assets less current liabilities}.
Interpreting all this in layperson’s language, ROI is used to compare different types of investments eg equities, bonds, fixed deposits, buying a business etc whereas ROCE is a means to compare performance of different types of businesses and whether the business generates enough income or returns to cover its cost of capital (i.e. shareholder’s equity and borrowings)

Nice blog emily, just needed to know about unit trusts and how it works, i tried some invesment in the past and got my fingers burnt big time. I am not going to give up yet.
Any advise for a novice on how to choose a unit trusts ?

Hi Kana thanks. I have written quite a bit about investing in unit trusts on this blog so if you have time, take a look under the Mutual Funds section. Some quick advice would be to do some research into the funds. Check out the special reports section of this site for funds that have performed well in the past, newspapers also publish performance reports eg Star Biz Week section. Be prepared to hold for at least 3-5 years. Start off small, and grow as you feel more comfortable. Happy investing!

dear Emily,
hi, would like to get your opinion on topic regarding financial planning.
frankly, i consider myself new bird in this field but i have huge interest on this.
lately i come across these two organisation on financial planning. FPAM (Financial Planner Association Malaysia) and CFP (Certified Financial Planner). Can you help to descrip the different between the two. if i would like to involve myself in financial planning. Which one should i go for?

Hi Michael, FPAM is the association that you become a member of after you’ve obtained your CFP. CFP is an accreditation i.e. once you’re a qualified CFP you can use these letters after your name just like CA (chartered accountants) or other professionals do and practise as a financial planner. So in fact, they are one and the same. One good thing about the course is that you’ll meet plenty of others in the FP industry to help you decide which career path is the best one for you.
